The answer depends on the nature of the work and each party’s legal obligations, as defined by law and the tenancy agreement<\/strong>. <\/p>\n

Installing a new fence: a landlord’s responsibility<\/h2>\n

If the property is not equipped with a fence when the tenant moves in, its installation is entirely the responsibility of the landlord<\/strong>. Installing rigid fencing, wire mesh, or screening panels is considered an improvement that adds value to the real estate. It is an investment that durably enhances the property.

    A shared fence<\/strong> is a fence that separates two properties and belongs jointly to the two neighbors. In this case, according to the Civil Code, major repair and maintenance costs must be shared equally between the two owners.
    \nFor tenants, this does not change their routine maintenance obligations on their side of the fence. However, if a major repair is necessary, it is up to their respective landlords to coordinate with the neighbor to share the costs. The tenant simply needs to report the need for repair to their landlord. <\/p>\n

    How to handle a disagreement over fence maintenance?<\/h2>\n

    In the event of a dispute, the first step is always dialogue. The tenant should inform the landlord of the problem, ideally in writing with supporting photos.
